Schools, Convenience… and a Personal Perspective
Tucked into the heart of University Place, Twin Hills is one of those neighborhoods that quietly captures your attention, and then holds onto it.
At first glance, it’s the feeling. Mature trees line the streets, homes are thoughtfully spaced, and there’s a sense of calm that’s increasingly rare. This is a neighborhood where privacy isn’t forced, it’s naturally built in.
Room to Breathe
One of Twin Hills’ most defining features is its lot size. Many homes sit on generous parcels, often around a quarter acre or more which creates space between neighbors and room to truly live.
Whether it’s backyard entertaining, gardening, or simply enjoying a quiet morning coffee surrounded by greenery, this is a neighborhood that invites you outside and gives you the space to stay awhile.
A Canopy of Privacy
The established landscaping is something you simply can’t replicate in newer developments. Towering evergreens, mature shrubs, and lush yards create a natural buffer, offering both beauty and privacy.
It’s the kind of setting where homes feel tucked away, yet still part of a connected and welcoming community.
Classic Homes with Character
Twin Hills was largely developed in the late 1970s through the 1980s, and that era shines through in the architecture.
You’ll find a refreshing mix of styles, ramblers, tri-levels, and two-story designs, many with:
- Vaulted ceilings
- Large windows that bring in natural light
- Statement fireplaces
- Flexible living spaces
These aren’t cookie-cutter homes. They were built with individuality in mind, and today many have been thoughtfully updated, blending original charm with modern finishes.
Schools, Convenience… and a Personal Perspective
Twin Hills offers access to the highly regarded University Place School District, a major draw for many buyers. Even more convenient, private school options are just blocks away making daily routines simple and accessible.
And this piece is personal for me.
When we bought our first home in University Place, it was in Chambers Creek Crossing which, to our surprise, was not in the district. That was a bit of a rude awakening. We navigated it through open enrollment so our daughter Madison could attend Narrows View Secondary.
But here’s where Twin Hills became part of our story.
We were able to walk across the street into the Twin Hills neighborhood to catch the school bus. In those early mornings and afternoon pickups, we got to know a few other moms and families. What started as quick hellos turned into something more; a sense of community, of being looked out for.
They made us feel welcome. They made us feel safe. And in those small, everyday moments, Twin Hills showed us exactly what kind of neighborhood it is.
A Neighborhood That Feels Like Home
While Twin Hills offers space, privacy, and architectural charm, it’s the sense of community that truly sets it apart.
It’s a place where neighbors connect, where routines become relationships, and where even small intersections, like a shared bus stop can shape your experience in meaningful ways.
For those looking in UP, Twin Hills isn’t just a neighborhood to consider- it’s one to experience.
