Despite a nominal 4% price dip since last year, the real story lies in the nuances. To sweeten deals, sellers are increasingly financing buyer's closing costs and interest rate buy-downs. What's truly captivating is the widening gap between sold and unsold home prices, now at an impressive 20%, with peaks of 27% in May 2023. In this market, strategic pricing is paramount.
