Why Buy the Cheapest House in the Best Neighborhood?

“My mom always told me, ‘Don’t buy the most expensive home in the neighborhood, buy the cheapest!’” She believed it was the secret to never over-improving for your investment. And you know what? She was onto something! That’s why we’re so excited about our listing at 3224 N 32nd in Tacoma—it’s the best deal in a million-dollar neighborhood!

Located on a peaceful dead-end street, this home is adjacent to the beautiful Puget Creek Natural Area. From Puget Park and a walk down 32nd Street, there are paths that lead straight to Tacoma’s waterfront, where you can enjoy seafood, take in some of Tacoma’s best views, and soak up the city’s iconic flavors. And because 32nd isn’t a through street, you’ll get to enjoy the quiet—plus, the land across the street is covered in natural greenery, which means you’ll have lovely seasonal views year-round.

When Madison and I first toured this house, we were instantly charmed by its curb appeal and beautifully landscaped yard. Inside, you could immediately tell the care and love the owners put into their home. The two long-time owners were both in their golden years, and let me tell you—the narrow, steep stairs to the bedroom suites had us wondering how they managed them all these years! It reminded us of our trip to Italy, where older locals conquer stairs and hills daily, keeping them youthful and fit.

We imagine the next owner might want to make some updates, especially to reconfigure the bedroom suites for easier access—though there’s so much potential to play with. The main floor already has a spacious kitchen, a welcoming dining room, and a cozy living room with a fireplace. Upstairs, you’ll find one giant bedroom, two smaller ones, and a generous bathroom with a loft area. So many possibilities!

We love working with folks who are downsizing or managing estates, and this home was no exception. Every situation is unique, and in this case, the family did a wonderful job of organizing, clearing out, and re-homing their loved ones’ belongings. After that, we stepped in to get the home pre-inspected, polished up, and staged to highlight its charm. And what a gem it is!

This street is truly something special. Tucked into the Puget Creek Natural Area and just a stroll from Ruston Way and Tacoma’s waterfront, you’ll feel like you’re in your own little slice of Tacoma paradise—complete with quiet, seasonal beauty.

Ready to make this home your own? Let’s chat about all the possibilities waiting for you at 3224 N 32nd!

STORIES FROM HOME

"From the moment we began working with Madison and Regina, we knew we were in exceptional hands. Their gracious professionalism, deep knowledge, and genuine warmth shaped every step of our journey.

Although we’ve purchased homes before, their continual updates, thoughtful explanations, and steady, patient support made us feel genuinely cared for.
When we unexpectedly lost a property due to an unethical selling agent, they stood by us with calm, unwavering professionalism.

We wholeheartedly recommend trusting this exceptional team with life’s most important real estate milestones. Their stylish eye, family‑centered spirit, and heartfelt dedication set them apart in every way. When the day comes for a new chapter and the search for our final, forever dream home, we will undoubtedly call on Madison and Regina again." E. SANDSTROM | TACOMA, WA

Your beautifully curated list of what’s worth eating, seeing + doing around Washington. Jen is one of those people who creates the vibe. She married into a family my husband and I have known for a long time, and over the years I’ve seen just how thoughtful and intentional she is. She lives in the cutest Craftsman in Central Tacoma, hosts the warmest gingerbread competition Christmas party, and her wedding week in the San Juan Islands was one of the most beautiful celebrations. She has an eye for the details that make something feel special. So it makes perfect sense that she’s completely immersed herself in the local scene with @eatinwashington . I love knowing what’s new, fun, and delicious around here. But with two kids, it’s nearly impossible to actually keep up with all of it. Jen does the heavy lifting for us. Through her lens, Eat in Washington has become a beautifully curated highlight reel of Washington’s must-eat, must-see and must-do. The new restaurant worth making a reservation for. The coffee shop you haven’t tried. A special dinner happening for one weekend. A day trip, market or stay that deserves a spot on your list. And because Jen herself is so intentional, her recommendations feel intentional too. She notices more than whether the food is good. It’s the space, service, story, lighting, people, and all the little details that create an experience. We asked Jen to give us the list.

Multigenerational Living Meets a Dream Backyard in Lakewood. There are homes with extra square footage—and then there are homes where that square footage actually gives you options. At 11409 Cloverdale Court SW in Lakewood , more than 4,100 square feet creates the kind of flexibility that is getting harder to find: room to live together without necessarily living on top of each other. And that matters because the way people use their homes is changing.
