Inside Lincoln International District in Tacoma

The Lincoln District of South Tacoma, Washington is a vibrant and culturally diverse neighborhood known for its rich history and community spirit. The heart of the neighborhood is located along 38th Street, and it is particularly noted for its strong Asian-American presence, with a variety of businesses, restaurants, and markets that reflect this cultural heritage. I actually rented a unit from my great grandmother right behind the Jubilee Burger stand (still there!) when I was in college! The district has undergone significant revitalization efforts in the last few years, aiming to enhance its infrastructure, improve public spaces, and support the local businesses that have long been thriving there. The revitalization has included streetscape improvements, new public art, and community events, making the Lincoln District a lively and attractive area for both residents and visitors.

Cultural Food

The restaurants throughout contribute to the district's reputation as a culinary destination with diverse and authentic food options. Here are a few of our favorites if you ever find yourself looking to try something new:

🍜 Vien Dong Restaurant

Known for its authentic Vietnamese cuisine, including pho, banh mi, and spring rolls. Check it out here. Highly recommend  their pho.

🦀 Dragon's Crawfish

Your classic seafood boil restaurant serving fresh shrimp, crawfish, crab, clams, mussels and plenty of other sides to chose from. It is a bit of a smaller location so plan ahead for a wait, order for takeout or reserve your table online! Just give it a google search. We discovered this fun place when we were working on our Foodie Friday Blog series 😊

🍣 Gari of Sushi

Family owned, authentic sushi restaurant. Their chef was trained on the art of sushi in Japan, making their cuisine not only authentic but fresh. They offer dine-in, carry out or check them out on UberEats next time you're ordering in. Madison and I are sushi lovers and enjoy a to go lunch from Gari.

New Developments

There have been various new developments and renovations of existing properties, aimed at accommodating the growing demand for housing and commercial spaces. To keep true to the district's foundation, the local government and community organizations have been actively involved in planning and supporting sustainable development, ensuring that the neighborhood retains its character while evolving.

Due to the area's increasing popularity and improvements, property values have been on the rise. This has attracted both investors and potential homeowners looking for growth opportunities.

Check out our latest listing at 3521 S Alaska St.

This cute 2 bedroom, 1 bath home listed for $380,000 went Pending in 4 days. The affordability and accessibility of the area and highways, attracts many buyers but with that, can also lead to competitive offers.

In the last month, 1144 SOLD homes in the neighborhoods surrounding the Lincoln district. And the average price ranges from $380k to $550k.

As revitalization continues in the Lincoln District, current residents can expect continued improved infrastructure and attractions. This can also lead to potentially higher property values, a boost in local business opportunities, and an enhanced sense of community. On the other hand, there may also be concerns about rising living costs and displacement of long-time residents.

STORIES FROM HOME

"From the moment we began working with Madison and Regina, we knew we were in exceptional hands. Their gracious professionalism, deep knowledge, and genuine warmth shaped every step of our journey.

Although we’ve purchased homes before, their continual updates, thoughtful explanations, and steady, patient support made us feel genuinely cared for.
When we unexpectedly lost a property due to an unethical selling agent, they stood by us with calm, unwavering professionalism.

We wholeheartedly recommend trusting this exceptional team with life’s most important real estate milestones. Their stylish eye, family‑centered spirit, and heartfelt dedication set them apart in every way. When the day comes for a new chapter and the search for our final, forever dream home, we will undoubtedly call on Madison and Regina again." E. SANDSTROM | TACOMA, WA

Your beautifully curated list of what’s worth eating, seeing + doing around Washington. Jen is one of those people who creates the vibe. She married into a family my husband and I have known for a long time, and over the years I’ve seen just how thoughtful and intentional she is. She lives in the cutest Craftsman in Central Tacoma, hosts the warmest gingerbread competition Christmas party, and her wedding week in the San Juan Islands was one of the most beautiful celebrations. She has an eye for the details that make something feel special. So it makes perfect sense that she’s completely immersed herself in the local scene with @eatinwashington . I love knowing what’s new, fun, and delicious around here. But with two kids, it’s nearly impossible to actually keep up with all of it. Jen does the heavy lifting for us. Through her lens, Eat in Washington has become a beautifully curated highlight reel of Washington’s must-eat, must-see and must-do. The new restaurant worth making a reservation for. The coffee shop you haven’t tried. A special dinner happening for one weekend. A day trip, market or stay that deserves a spot on your list. And because Jen herself is so intentional, her recommendations feel intentional too. She notices more than whether the food is good. It’s the space, service, story, lighting, people, and all the little details that create an experience. We asked Jen to give us the list.

Multigenerational Living Meets a Dream Backyard in Lakewood. There are homes with extra square footage—and then there are homes where that square footage actually gives you options. At 11409 Cloverdale Court SW in Lakewood , more than 4,100 square feet creates the kind of flexibility that is getting harder to find: room to live together without necessarily living on top of each other. And that matters because the way people use their homes is changing.
